The accommodation should not be occupied by more persons than stated and listed over leaf (babies generally count as one person). The management reserve the right to surcharge for accommodation if this number is exceeded. Following arrival, the management must be informed in advance of any visitors.
The management reserve the right to cancel accommodation at any time if in their opinion the behaviour of any resident or visitor is such that the comfort and enjoyment of others is in danger. In such event no monies will be refunded.
The management do not hold themselves responsible for valuables left in the premises. Car parking is at the car owners risk.
This reservation constitutes an agreement, and accordingly in the event of cancellation, deposits are not returnable. Any such cancellation received less than 21 days prior to the commencement of the accommodation reserved will be chargeable at the full contracted rate. Special conditions apply to amended reservations.
All breakages must be paid for or replaced, and reported.
The management reserve the right to charge a deposit of £40.00 for keys at discretion, returnable upon departure.
Lets normally commence at 2.00 p.m. (or earlier by arrangement if the accommodation is available) and should be vacated not later than 10.00 a.m. on the day of departure.
Pets are only accepted with the managements consent and must not be left unattended in the accommodation at any time. It is a strict condition that dogs are not allowed on furniture. The management reserve the right to charge a returnable deposit in such cases and if necessary refuse entry.
Please refer to our charges for accommodating dogs - we reserve the right to refuse entry if accommodation for pets is not reserved in advance.
We are sorry we cannot normally accept reservations from persons under 21 years of age or parties of young persons unless by agreement.
The management will not be deemed liable for the acceptance of any reservation until formally acknowledged. The right to refuse a booking is reserved, in which case any deposit received will be refunded by return post or refunded if paid by credit / debit card.
Upon arrival we regret that we are unable to accept payment by cheque. We only accept payment on arrival by cash, credit or debit card. Payment by cheque is acceptable if payment is received no less than 7 working days in advance and cleared on arrival.
For partially disabled persons ground floor accommodation is available. All such accommodation is accessible by ramps suitable for reasonable wheelchair access. The suitability of these units will vary subject to the nature of the disability of the individual. If in doubt we highly recommend that we are contacted by telephone or that the property is viewed prior to reserving. We request that persons wishing to use motorised mobility units during occupation contact us when reserving accommodation. We regret that due to fire regulations, mobility scooters must not be brought into the interior of the property.
Due to smoke detectors being fitted throughout the accommodation, we adopt a strict NO SMOKING policy anywhere inside the premises.
Your final account will be forwarded to you with your accommodation acknowledgement. The payment of the balance is due on arrival. We reserve the right to re-sell accommodation if payment is not received by the due date, or in the event of non-arrival.
